COMMISSION EXPRESS was founded in the Washington, DC metropolitan area in 1992 by two highly experienced real estate brokers who, after managing offices and owning their own companies, recognized that agents and brokers needed a reliable solution to their cash flow problems. Their goal was to put their experience to work helping other real estate professional build their businesses and achieve their dreams.
As Independent Contractors operating small independent businesses, the agent and brokers had marketable accounts receivable from earned but unsettled sales commissions. The founders conceived an idea to purchase the accounts receivable at a discount, a process known as factoring. They operated for five years developing the protocols, computer database, forms and reports that were the basis for the current COMMISSION EXPRESS system.
By 1996, the service had become so popular that the founders began offering franchises of the COMMISSION EXPRESS business model to entrepreneurs nationwide. Today, with offices in most major metropolitan areas, COMMISSION EXPRESS is the most popular provider of cash flow for real estate agents and brokers throughout the country.
COMMISSION EXPRESS has advanced thousands of commissions totaling millions of dollars and is the only franchised real estate commission advance company in the country. We know the business, we know what we're doing - and we're here to make the commission advance process work to your advantage.
Commission Advances Transform the
Relationship Between Brokers and Their Agents
Like most businesses, the typical real estate brokerage has a line of credit with a local bank to smooth out the cash flow peaks and troughs. This enables the brokerage to operate smoothly and uniformly throughout the year. The brokerage can meet its recurring administrative payroll, pay branch office expenses and maintain consistent advertising to recruit new agents.Cash flow liquidity is similarly necessary for the success of independent contractor agents who in essence run independent businesses within the brokerage. Many agents have teams that include employees and some are “100%” agents with office space or desk fees that must be paid monthly. Most agents have listings that need to be advertised and promoted and all have the standard agent expenses including personal promotion; productivity tools; license fees; association dues, E & O insurance, automobile, cell phone, continuing education and self employment tax.
COMMISSION EXPRESS was the first commission advance company in the country launched in 1992 and established a business model to enable agents to quickly and easily sell or factor their pending commissions (accounts receivable) at a discount. This “sale of an asset” qualified as a business to business transaction under the Uniform Commercial Code which has been adopted by all fifty states. Commission Express franchised in 1996 to provide fast and reliable commission advance services on a local and personal basis. This would enable agents across the country to easily solve their cash flow problems through franchised offices in 32 states.
